The City Council recently received presentations for two separate redevelopment projects along Red Fox Road; Chick-fil-A is interested in the site previously occupied by Perkins, and further down the road, a house of worship is looking at a vacant commercial building. The concept plan review is a non-binding presentation to the City Council, and provides for an informal discussion between the City and the developer. A summary of each project can be found below. Next steps would involve an application for each project submitted to the Arden Hills Planning Commission and City Council for review; each would include a public hearing for community feedback.
At its March 15th Work Session, the Council reviewed a concept plan submitted by Chick-fil-A to add a location to the currently vacant Perkins restaurant site at 3855 Lexington Ave. Chick-fil-A would redevelop the 1.5-acre parcel with a new single-story 4,995-square-foot building with a dual-lane drive-thru.
At its March 22 Special Work Session, the Council reviewed a concept plan submitted by the Grove Community Church to redevelop a two-story office building and parking lot at 1275 Red Fox Road into a House of Worship. The application requests a zoning amendment. The proposed project includes a 900-seat auditorium, 400 parking spots, a daycare center, and leasable office space.
