Newly remodeled: Saltbox at 4440 Round Lake Road W. has approximately 214 flexible office and warehouse suites at 4440 Round Lake Road West. Each suite is proposed to be leased by an individual business, typically startup digital commerce companies. Suites will range in size from 76 sq. ft. up to approx. 2,000 sq. ft. The suites are constructed with 10’ high modular walls that are open above with no ceilings. Each suite is equipped with power, HVAC, Wi-Fi, and access to a shared central loading dock for shipping/delivery needs. Each Saltbox facility is designed with conference rooms, huddle rooms/lounges, bathrooms, a main entry/welcoming area, and a break room that the small business tenants share.
Saltbox has multiple locations in the United States, including Arden Hills, which is the first in Minnesota, with more locations to open in 2023.
Launch Properties (Vacant Pace Industries Site)
Launch Properties recently informed the City that they will not be moving forward with their redevelopment plan for the properties located at 3737 Lexington Avenue and 1133 Grey Fox Road. The Developer was proposing to demolish the existing vacant industrial building as part of the project scope and had plans to redevelop the site with a standalone car wash and a multi-tenant outbuilding. Launch indicated that following the project approvals, they were unable to secure a tenant for the standalone car wash space. STORE Master Funding III, LLC - Property Owner continues to have the property advertised for sale. Trident Development Senior Housing
Trident Development has presented a concept plan at the beginning of the year for the northwest side of the North Heights Lutheran Church property located at 1700 Highway 96 West. The developer is proposed a 124 unit senior apartment building. The facility will include apartments only; the proposal does not include an assisted living or memory care component. The City approved a Comprehensive Plan Amendment (CPA) on June 27, 2022 to change the future land use designation from P/I, Public and Institution to HDR, High Density Residential and to potential allow an increase to the density in this area through the Planned Unit Development review process. The Developer is required to submit a land use application for the final development plans. That future review may include requests to the City for rezoning, subdivision of land, a Conditional Use Permit, and a Planned Unit Development.
Lifelong Wealth Advisors
In 2022, U+B Architecture and Design, Inc. completed a 5,600 square foot building and associated parking lot at 1150 County Road E within the Arden Plaza development. The single-story structure is the site of the new corporate headquarters of Lifelong Wealth Advisors, a Minnesota-based financial consultant.
Lexington Station Phase III
Kensington Development Partners is currently constructing a 43,000 square foot building that will house a future grocery store tenant. City Council approvals included demolition of the previously existing multitenant building located at 3787 Lexington Avenue as wells as a Planned Unit Development Amendment. A new stoplight was added at the intersection across from Target and Cane’s to mitigate any additional traffic congestion. The unnamed grocery store will be new to the Minnesota market. The interior building out of the building is nearly 85% completed. The future tenant has suspended construction nationally. An anticipated opening date is unknown at this time.
New Perspective Senior Living
The developer, Arden Hills RE, LLC, is currently constructing a four story, 192,390 square foot multi-family senior living facility with underground parking on the property located at 3565 Pine Tree Drive. The proposed senior living facility will feature 145 units, with 112 units of independent or assisted living and 33 units devoted to memory care. The property will be owned and managed by New Perspective Senior Living. The project also includes such amenities as a pool, library, movie theater, dog run, playground for young visitors, lawn bowling, salon and spa, bistro/bar and onsite physical therapy and wellness services. Construction of the new senior living facility is anticipated to be completed by the end of April.
Boston Scientific – Building 14 Addition
Boston Scientific is constructing an expansion of their manufacturing facility at Building 14, in the northwest corner of the Arden Hills campus. The purpose of the facility is the development and production of lithium batteries for use in medical devices. Site improvements include an entry plaza with an outdoor dining area and a 10-stall parking lot. Site and stormwater management design will provide for future construction of an additional 88 stalls.
Scannell Properties recently completed development of the formerly vacant land at the end of Round Lake Road and Gateway Boulevard. The Developer constructed a 250,000 square foot office and warehouse facility at 4200 Round Lake Road W., which is fully occupied by:
- Delkor Systems currently located at 4300 Round Lake Road and this location is their 2ndproduction facility in Arden Hills.
- Total operational footprint in Arden Hills of 250,000 square feet and more than 300 employees
- Specialize in the design and manufacturing of advanced robotic packaging machines
- Colder Products Company will occupy 2/3 of building as their Corporate Headquarters
- Will occupy 168,000 square feet of the facility for production, warehouse and office space for about 500 employees
- Thermal Management Division
- Primary operations will be liquid cooling innovations for high-performance computers and data centers, electric vehicle charging, and more
- CPC has locations in Roseville and Minneapolis as well as internationally with nearly 1,200 employees worldwide
Round Lake Senior Living
Newly Constructed…Trident Development just completed construction of a 120-unit senior housing at 1740 Parkshore Drive. The development includes memory-care suites, assisted-living units and independent-living apartments. Amenities include craft rooms, a library, a health and exercise center, a salon, delis, and a theater. The project also includes a new trail around the property, along with exercise stations and shuffleboard courts on the adjoining park land.
The park land is owned by the City of Arden Hills and was developed at part of the approved project. South Shore Fitness Park and Trail is a public trail loop available for use by all residents. The exercise stations are geared towards seniors as equipment will be accessible and allow users to remain seated while exercising. One station will have play equipment for children. The community and care will be managed by Lifespark.
A local developer, O’Meara Homes, received City Council approval to subdivide at 3246 New Brighton Road which was formerly one of the Lake Johanna Fire Station locations. The property has been subdivided and site grading began in 2022 to begin preparations for construction of four single-family residential homes.
Lake Johanna Proposed Fire Station Location
At the direction of the Lake Johanna Fire Department Board, the Lake Johanna Fire Department has acquired a piece of land on Pine Tree Drive, adjacent to Bethel University’s Anderson Center, for a future fire station to better serve southern Arden Hills and Shoreview. This future station will replace the current Station 4 on Victoria Street in Shoreview. While the fire department owns the land, there are no plans on moving forward with a construction project at this time.
